HOUSTON, TX – February 18, 2025 – Welcome Group, a commercial real estate developer with a growing national footprint, announced the completion of Phase II construction at Cedar Port Industrial Park within the master-planned TGS Cedar Port Industrial Park located in Baytown, Texas.

Designed by Tomorrow Planning, constructed by KDW, and financed by Simmons Bank, the two buildings sit on 4.28 acres out of the 23-acre development tract originally purchased in July 2020. The development offers excellent access to Highway 99, I-10, FM 1406 Deer Park, LaPorte and the Port of Houston. Characterized by modern, gray and white tilt wall exterior, each building features 2,200 square feet of office air-conditioned build-out with expansion capacity to 6,000 square feet, 28’ eave height, and two 20-ton crane-ready bays.

Additionally, a 103,000 square foot design build, tilt wall storage and distribution facility on 6 acres is under construction on the south side of Cedar Boulevard. 9 acres remain available for future build-to-suit or speculative development. The sites can be divided into four 22,500 square foot buildings on approximately 2+ acres each or two 60,000 square foot buildings on 5- and 4-acre sites.
