Braun Enterprises Completes Redevelopment Of 53 West And Delivers A Dynamic Mixed-Use Destination
A renewed development creates prime environment for Urban Office and creative office space, restaurants, retail, and services in one of Houston’s most productive neighborhoods
FEATURED PRESS:
HOUSTON, TX – June 24, 2024 – Braun Enterprises, a real estate owner, operator and developer with more than 60 properties currently in their portfolio, announced the redevelopment completion of 53 West—a mixed-use destination consisting of office space, restaurants, Conservatory food hall, retail, and services located in Uptown Houston adjacent to The Galleria.
“We are thrilled to complete the redevelopment of 53 West and deliver a new and in-demand office, retail and restaurant destination for Uptown Houston,” said Dan Braun, President of Braun Enterprises. “53 West brings together our expanding Urban Office concept of flexible office spaces and creative, long-term office space merged with some of the city’s most sought-after food and beverage concepts—all in one central location.”
Situated on more than 4 acres, 53 West includes a total of 168,000 square feet of office space and 32,000 square feet of ground floor retail. Redevelopment began in 2019 and included renovating and painting the exterior facades, remodeling of the interior office buildings, and enhancing ground-level storefronts to modernize the overall tenant and consumer experience. Property and pathway lighting has been upgraded for improved walkability and safety. Outdoor seating and upgraded landscaping now span the ground floor for more outdoor dining and shared 53 West community space. Interior enhancements include upgraded common area restrooms, lobbies, and atriums that feature new layouts, finishes, furnishings, and lighting.
“We know Uptown Houston serves as a hub for some of the best dining and office space available in Houston, and the redevelopment of 53 West delivers an attractive option for the uptown community,” said Alec Lapin, Principal of Urban Office. “We are thrilled to bring our Urban Office concept and expand the amenities available in our reenergized block to the neighborhood.”
As part of the redevelopment, one of two office towers connected by the ground floor retail was converted to Urban Office—a flexible, office space concept by Braun Enterprises providing private office spaces with shared, premium amenities. These amenities include conference rooms, phone booths, lounge areas, kitchens with complimentary coffee, tea, flavored still or sparking water, and snacks, and a mother’s room. Urban Office brings private office space to small companies and growing businesses with affordability and convenience. Businesses can rent a furnished or unfurnished space ranging from 50 to 2,000 square feet, customize each space to meet their business needs, and utilize on-site conveniences like printing and scanning, notary services, on-site food and beverage, and more.
“53 West is a well-positioned office and retail destination at the doorsteps of major national and local shops, restaurants, bars, and hotels. Paired with its superior walkability and access to key thoroughfares, we are confident our refreshed destination brings a unique and desirable experience to uptown with its mix of sought-after retailers, Urban Office, and creative office space,” continued Braun.
Current restaurants, retailers, and services open on the ground floor of 53 West include Burger Chan, Hidden Omakase, Salon Lofts, LT Alterations, Med-Cure Anti-Aging & Skin Care, Memorial Hermann, Woody’s Furrs, and Yorktown Dental Spa. Conservatory, a food hall with 11 diverse food vendors and distinct bars, opened earlier this year.
Two additional retail concepts for the ground floor are currently in the works with plans to open in 2024.
